Energy efficiency
  • In written format a general survey that is used to determine the condition of the housing company's structures and systems in order to determine future repair needs.

  • The Housing Companies Act requires housing companies to present a written plan for maintenance needs for the next five years at the annual general meeting.
  •   The condition assessment is a tool of the Board of Directors of the housing association for high-quality property maintenance and consists of a random inspection of the property, a summary of the actual condition of the property and a Long-Term Maintenance Plan (PTS).
  •  A long-term plan is a tool for mapping, scheduling, and planning and forecasting renovation projects for a housing association. The PTS and condition assessment report are important tools in financial property management.
  •  The condition assessment is performed visually or with measuring devices that do not damage the structures. In addition, the condition assessor makes more general observations about the property and pays attention to issues related to, for example, interior conditions and safety.
  • The report includes e.g. the following points:
  •  Defects requiring urgent repair.
  •  Repair needs for structures, components, systems and equipment.
  •  Extensive renovation and improvement needs.
  •  Known damage and suspected damage.
  •  The most significant risks of damage to structures, building components, systems and equipment.
  •  Safety and health risks.
  •  The heat, water and electricity consumption levels of the property based on the documents provided by the customer and the studies performed.
  •  Development needs for property management and upkeep.
  •  Maintenance and repair history and problems encountered by interviewing property owner representatives, property maintenance staff, and residents.
  •  General condition compared to other properties.
  • Providers are asked in the offer if following criterias are fulfilled:
  •  Project manager general survey qualification (FISE)
  •  Energy observer qualification (Motiva)
  •  Previously experience in housing company general surveys (reference list attached to offer)
  •  The general survey is prepared in accordance with the guidelines for the general survey of the KH card.
