Heat network rebalancing implementation
Heating - general

- In terms of energy use, the imbalance of the heating network and large temperature differences in different parts of the building not only cause unnecessary consumption but also bad indoor conditions.
- In the basic adjustment of the building's heating or radiator network, the water circulation heating system is adjusted to work as planned. The basic adjustment ensures that the water circulates through each radiator in the network and that the heating is evenly distributed in different parts of the building.
- Adjustment steps (www.motiva.fi):
- The basis of the basic regulation of the radiator network are proper plans, prepared by a professional in the field. The designer should also be told about other possible repair needs (for example with the help of a maintenance plan), so that at least all important measures related to the heating network are carried out in connection with the basic adjustment.
- During the basic adjustment, the thermostats of the radiators are removed and the heating network is filled with water, vented if necessary and the pressure of the network is adjusted. It is important to ventilate the heating network, because air left in the network causes corrosion and other problems. Battery-specific expression is also important. If the network is filled without oxygen or if a vacuum aerator can be used in the network, radiator-specific venting is not necessarily necessary.
- After that, the planned pre-adjustment values are set for both radiator valves and line adjustments. The line control valves are checked for water flow in the network or, alternatively, for pressure differences.
- Finally, the thermostats are installed back in place and the desired room temperature and adjustment range are set, which limits the adjustment of the room-specific temperature. The room temperature can also be locked at a certain level, so the occupant cannot adjust the temperature of the radiator.
- Finally, the adjustment curve of the heating system is adjusted, which ensures that the water going into the heating network is at the right temperature.
- When the correct adjustment curve has been reached, the room temperatures are measured. After changing the adjustment curve, it takes about 1–3 days before the changes are felt in the apartments or offices.
- Fine-tuning the temperatures, i.e. the actual basic adjustment, is important to do during the heating season, when the average daily temperature is -5 degrees Celsius or below. In addition, it must be ensured that the ventilation is working and the windows of the apartments or offices are closed during the measurement.
- Provider agrees to update the property owner regularly on the project development.
- Providers are asked in the offer if following criteria are fulfilled:
- Previous experience in carrying out heating network rebalancing (reference list attached to offer).
- The pricing clearly shows the charging criteria for possible repairs to the heating network (repairs, replacement of broken devices, etc.).
- Optional additional special requirements (selected by the Buyer in Offer request creation):
- The Provider undertakes to regularly update the client's representative on the progress of the project and possible schedules affecting the property users.
- In addition to the requirements above, the Buyer can include self-defined special requirements to the offer request.
